A conservatory is the perfect blend of nature and home, offering a unique space that seamlessly integrates the outdoors with the comfort of indoors. Imagine sitting in a sun-drenched room, surrounded by lush greenery, where natural light pours in through expansive glass panels, creating a tranquil retreat year-round.
Whether used as a garden room, a dining area, or a reading nook, a conservatory offers versatile functionality, allowing you to enjoy the beauty of your garden no matter the season.
Our first conservatory was erected in the late 1980’s and have gathered a wealth of experience and knowledge on how to design and build conservatories to withstand the worst of the Highland weather.

Our range of roofing options
Livinroof
Grow your living space with a room beaming with natural night all year round. You no longer have to choose between a solid or glass conservatory roof, Livinroof combines the best elements of both.
The Livinroof design combines exceptional durability with sophisticated style. Crafted from high-quality aluminium or insulated composite panels, it offers both strength and superior insulation. The sleek urban grey panels not only enhance the roof’s structural integrity but also add a striking visual element, delivering that all-important “wow” factor that elevates the aesthetic of your home.
Its adaptable structure allows for installation at a minimal pitch of just 5°, offering exceptional flexibility. Additionally, custom-shaped glazing can be incorporated throughout the roof, enabling you to direct natural light precisely where it’s needed, enhancing the space with optimal brightness and ambiance.

Rules for Replacing a Conservatory Roof
At Cairngorm Group, we often speak to homeowners who feel their conservatory is wasted during the colder months. If it’s too chilly to enjoy, it can quickly become an unused space but upgrading to a solid tiled replacement roof can bring it back to life and make it comfortable all year round.
Before starting any work, it’s important to understand what permissions may be required. In many cases, planning permission isn’t needed because Permitted Development Rights apply, giving you the ability to replace your conservatory roof without a formal application. That said, every property is different, so we always recommend confirming this with your local planning department and we’re happy to guide you through that process.
It’s also essential not to confuse planning permission with building regulations approval. Even if planning isn’t required, most solid roof replacements must still comply with building regulations. At Cairngorm Group, we make sure everything is handled correctly from the outset, so there are no surprises later on.
We work with high-quality roofing systems, including options like the UltraRoof 380, which is recognised by LABSS (Local Authority Building Standards Scotland). This can help simplify the approval process and gives you added peace of mind that your new roof meets strict performance standards.
Before installation, our experienced team will carry out a full assessment of your existing conservatory to ensure the structure can support the new roof. If any adjustments are needed, we’ll advise you on the best solution. The good news is that many modern solid roofs are designed to be lightweight, making them suitable for most conservatories.
With Cairngorm Group managing your project from start to finish, you can feel confident that everything is taken care of properly, leaving you free to enjoy a warm, comfortable conservatory space again, no matter the time of year.
